Client Forms Required to Process Your Loan

  • Step 1:  Download a Loan Application Now
    Complete your loan application and fax it to 866-848-0398. You may leave all liabilities blank since we will automatically integrate those listed on your credit report for you.  See below what information will be required on this form.

  • Step 2:  Credit Authorization (1 page, PDF)
    This form is required in order to obtain and review the Borrower(s) credit report(s). This is the first item needed for all loan applications submitted.  (This form is also included in the loan application forms below but only 1 signed copy is needed).

  • Step 3:  Loan Documents Needed to Process Your Loan and Disclosure Forms will be emailed to you as a PDF set of 9 pages.
    Borrower(s)' original signature(s) are required on this complete set of disclosures and other documents in order to process your loan application efficiently.

Loan Processing Documents
Below are the normal documents required to close a fully documented home loan. 
Additional documentation may be required in order for you to close on your loan.  

  • CREDIT INFORMATION

    • Full legal name including any previous name(s)

    • Social Security number

    • Age and number of years of schooling

    • Martial status

    •  Number of dependants and their ages

    • Complete residence information for the past 2 years

    • Name, address and telephone number(s) for all landlords for past 2 years

    • Mortgage statements on all open real estate loans (including rentals)

    •  Complete divorce papers or separation agreement (if applicable)

    • Complete bankruptcy papers including discharge (if applicable)

    •  Explanation letter regarding derogatory credit (if applicable)
       

  • INCOME AND EMPLOYMENT

    •  Most recent pay stubs to cover one full month with year-to-date figures

    • The last two 2 years of W-2's and 1099's

    • The last two 2 years of Federal Tax returns (including schedules)

    •  Award letters for Social Security or disability income (if applicable)

    • Award letters from pension or retirement income (if applicable)

    • Copies of cancelled checks for the last 12 months for alimony or child support

    •   Rental agreements for all investment properties

    •  Name, address and telephone number for all employers for the past 2 years
       

  • Self-Employed Individuals also require the following information based on their business classification:

  • Sole Proprietor Year-to-date profit and loss statement

  • Partnership (General or Limited)

  •  2 years of Partnership returns (Form 1065)

  • 2 years of individual partners returns (Form K-1)

  • Year-to-date profit and loss statement

  • Corporation (includes S-Corporations)

  • 2 years of Corporation returns (Form 1120 or 1120S)

  • Year-to-date profit and loss statement
     

  • ASSET INFORMATION: Copies of all pages of the following accounts are required:

    •  Checking and savings accounts account numbers, and if available for 3 month.

    • Money market account(s).

    •  Certificate of deposits (CDs)

    •  Retirement and 401K's

    • Stocks and bonds

    •  Equity in a life insurance policy

    •  Vehicle information (year, model, and approximate value)

    • Approximate amount of cash gift from a relative, if any
       

  • MISCELLANEOUS INFORMATION

    • Copy of driver's license for all applicants.

    • If you are NOT a US citizen, we will need a copy of your green card (front & back).

    • If you do not have a green card, provide a copy of either an  H-1 or L-1 Visa.

    • If you are a recent graduate, provide copies of your transcripts and diploma.
       

  • VA LOAN APPLICANTS ONLY

    • A copy of your DD-214 discharge from military form.

    • The original Certificate of Eligibility.

    • A copy of a picture ID.
